http://www.inspectingcharlotte.com/ – While at a Monroe Home Inspection, Patrick Waddell finds galvanized pipes that are over 50 years old. Galvanized pipes have a life expectancy of 40-50 years. Once they reach that age the rust from the inside out. As the rust builds, the corrosion inside the pipe makes the interior of the pipe smaller and smaller. Due to this the water pressure lowers at fixtures (especially on the hot side) water becomes orange in color from the rust, fittings will start to leak and then the pipe will finally bust. Most homes we inspect of this age have typically had the pipes removed by now, but every now and then you find one that has not. This can be a very costly repair/replacement. One other item found, typical of homes of this age, is that the electrical is grounded to the plumbing. If the plumber who replaces the pipes used plastic or PEX then a new grounding rod for the electrical system will need to be installed.
